WHAT’S GOING ON HERE? Vacant Guelph property up for growth?
Nearby residents and passersby of the vacant lot at the corner of Bagot Street and Willow Road may have noticed a new sign posted recently — one for LJM Developments.
So is the property, currently filled with greenery, up for development? Here’s what we know so far.
JUST THE FACTS:
According to property records, the property officially designated at 36 Willow Rd. was purchased by Burlington-based LJM Developments at the end of 2021 for $160,000. The previous owner, Imperial Oil, had been marketing the property for sale last year, at the time asking for $625,000 and was available “as is, where is.”
LJM declined to comment for this story, saying it was premature to divulge what the developer is hoping to build on the property.
According to the developer’s website, LJM has 10 residential and commercial projects under its belt and another six proposed, including five 15-storey towers with a combined 991 units in Cambridge. The developer also recently won an appeal to the Ontario Land Tribunal for its proposed 403-unit development in Kitchener.
The City of Guelph’s zoning bylaw map indicates the property is currently zoned for service commercial, with a vehicle service station as the sole permitted use. In the city’s official plan, it is currently slated for low- and medium-density residential, which would permit a building as tall as six storeys and up to 100 units per hectare.
The property sits across the road from the Willow Court plaza, the site of where developers are looking to build two six-storey apartment buildings with a combined 115 units. That project was approved by city council earlier this year.
